  DreamBuilder™ is a homeownership empowerment program that lets you move into your dream home today while building equity and preparing for conventional financing tomorrow. 


Instead of paying rent that never comes back, DreamBuilder™ places you on the fast track to ownership by allowing an FHA‑eligible government entity to purchase the property and lease it back to you under a long‑term purchase agreement.

  • Generous  financing: Borrowers can finance up to 96.5 % of the purchase price.
  • Flexible income documentation: Traditional FHA income documentation is accepted, but borrowers can also qualify using assets, automated cash‑flow      analysis, bank statements, P&L statements, 1099s or WVOE.
  • Inclusive credit policy: The minimum credit score is 580, and borrowers with lower or no FICO scores may qualify if they have reserves. The matrix allows one tradeline and 12 months of satisfactory history and even accepts alternative tradelines.
  • Broad eligibility: U.S. citizens, permanent residents, and non‑permanent resident aliens - including ITIN and DACA recipients - are welcome. Self‑employed      borrowers with high DTI or people declined by agency lenders can participate.
  • Suitable homes: Eligible properties include single‑family attached/detached homes, 2‑unit properties, PUDs and FHA‑approved condos, as long as they meet FHA appraisal standards.
  • Accessible  pathway: For those who have not yet saved for a large down payment, DreamBuilder only requires a minimum 3.5 % down payment and      documented liquidity for the first lease payment, closing costs and program fees.

  1. Apply and upload documentation - brokers submit a complete MISMO 3.4 application with income, asset and credit documents.
  2. Choose a property - the borrower signs a purchase agreement identifying “and/or assigns” to allow the government entity to take title later.
  3. Appraisal & approval - an FHA appraisal is ordered, verifying the property meets health and safety requirements.
  4. Sign the homeownership agreement - the borrower executes the lease‑to‑own contract and pays the first lease payment, closing costs and program fees.
  5. Close and move in - the government entity purchases the home and leases it back. The borrower moves in and begins making monthly lease payments that reduce the future purchase price. Borrowers may later assume the FHA mortgage, buy the home outright, or sell it.
